ChatGPT Water Damage Study

We Asked ChatGPT Who to Call for a Flooded Basement in 8 New York Areas

ChatGPT named 44 restoration companies across 8 New York areas. In 6 of them, it told the homeowner to call the next company if the first one did not answer. Property Damage Marketing ran this test so restoration owners can see who AI recommends, why, and what it takes to be the first call.

How We Ran the ChatGPT Water Damage Test

Property Damage Marketing ran the test on the evening of October 7, 2026. We played a homeowner whose basement had just flooded from a burst pipe and asked ChatGPT which water damage restoration company to call right now, with companies named.

  • ChatGPT was logged out, with web search on.
  • We asked about 8 areas: Brooklyn, Queens, Manhattan, the Bronx, Staten Island, Nassau County, Suffolk County and Westchester County.
  • The same evening, we searched Google Maps for water damage restoration in each area and logged the results that loaded, 8 to 20 per area.
  • We counted restoration companies only. ChatGPT also named three plumbers, which we left out.

One run per area is a snapshot. AI answers change from one run to the next, so read this as what one homeowner would have seen that night, not a permanent ranking.

Who ChatGPT Told New York Homeowners to Call

ChatGPT picked one company as the first call in every area, then listed backups in the order below.

Area First call Backups named, in order Also in Maps results
Brooklyn SERVPRO of Northwest Brooklyn Dual Restoration; Perfect Restoration and Cleaning; All Star Restoration; Strictly Cleaning Restoration 3 of 5

Finding 1: ChatGPT Tells Homeowners to Call the Next Company

In 6 of the 8 areas, ChatGPT closed with a backup plan built on speed. The homeowner was told to call the first company and, if it did not pick up or commit to a time, to call the next one right away.

Area What ChatGPT told the homeowner
Brooklyn Call the first pick, then the second if you do not get a firm ETA
Queens Call the second pick if the first cannot dispatch immediately
Bronx If the first pick cannot give a firm arrival time, call two others immediately
Staten Island If the first pick does not answer immediately, call the next one
Nassau County Call the second pick if the first cannot commit a crew immediately
Westchester County Call two companies now and take whoever gets an equipped crew there fastest

In Manhattan and Suffolk County, ChatGPT named a first call and a backup without the condition. Nowhere did it tell the homeowner to wait for a call back.

If You Do Not Answer, ChatGPT Already Gave Them Your Competitor

Getting named by AI only gets you the first ring. The same answer that recommends you hands the homeowner a backup list, and a missed call at 11 p.m. becomes a signed job for the company listed second.

Finding 2: Google Maps and ChatGPT Build Different Lists

Only 21 of the 45 picks ChatGPT made showed up in the Google Maps results we pulled for the same area. The other 24 were companies ChatGPT found through its own web search.

The Maps results looked very different. Of the 110 Maps listings we logged, 52 looked like lead generation or call routing listings, with a keyword for a name, no real company website, or a phone number from outside the area. In 6 of the 8 areas, at least one of the top three Maps spots went to a listing like that.

ChatGPT passed over almost all of them. It named companies with a real brand, a real website and reviews that matched the name. A restoration company that relies on Maps alone is only playing on one of the two boards homeowners now use.

Finding 3: Independents Win the First Call Too

Franchises took the first-call spot in 5 areas and independents took it in 3. Across all 45 picks, independents outnumbered franchises 27 to 18.

Picks Franchise Independent
First call 5 (Brooklyn, Bronx, Nassau, Suffolk, Westchester) 3 (Queens, Manhattan, Staten Island)
All picks 18 27

Radford Restoration NY took Staten Island with 160 Google reviews, and ChatGPT ranked it ahead of the PuroClean franchise in the same answer. A national name helps, but it is not the price of admission. A local company with a clear website and steady reviews can be the one ChatGPT tells a homeowner to call first.

How We Found and Fixed the Same Problem on Our Own Site

While running this study, we checked how AI tools read Property Damage Marketing. We found the problem we see most often in restoration: the website was telling machines the wrong story about who the company is.

Our homepage still carried structured data from our sister agency, Public Adjusting Marketing, including its name and phone number. To a search engine or an AI tool, our own homepage said it was a different company. ChatGPT cannot recommend a business it cannot identify.

Here is what we changed in October 2026:

  1. Replaced the old structured data with one clear identity: Property Damage Marketing, its logo, its founder Rob Claybon and the services it offers.
  2. Made the structured data match what the page shows, including the 10 questions answered on the homepage.
  3. Linked the homepage to the pages that explain each service, so search engines can see how the site fits together.
  4. Cut load time. Our WP Rocket performance score went from 68 to 98.
  5. Asked Google to recrawl the homepage so the corrected version gets read.

We will update this page with what changed in Google and in AI answers once there has been enough time to measure it.

How a Restoration Company Becomes ChatGPT's First Call

The same steps apply to any restoration company that wants to be the first call ChatGPT recommends.

  1. Run the test. Ask ChatGPT, logged out, who to call for water damage in your area. Write down who it names and in what order.
  2. Use one name everywhere. Your website, Google Business Profile, reviews and directories should all show the same company name, so AI tools connect them to one business.
  3. Make your structured data match your page. It should name your company, your service area and your services, and nothing that belongs to another business.
  4. Say it in plain text near the top of the page. Your service area, 24/7 availability and typical arrival time belong in the first few sentences, where AI tools read first.
  5. Earn reviews that name the service. A review that says the crew arrived in an hour tells a homeowner and an AI tool exactly what they need to know.
  6. Answer every call. ChatGPT already gave the homeowner a backup. A live answer at 2 a.m. is what keeps the job.

Property Damage Marketing builds restoration marketing around that first call, from water damage leads to restoration SEO. Book a free consultation and we will run this same test for your area and show you where you stand.
